Your HVAC system is one of those appliances it's easy to forget about until it stops working. However, when it stops working, it can be a major problem, and you can be left without heating or cooling at the most inconvenient times. Unfortunately, many people wait until this point before taking action.
The truth about HVAC systems is a little preventative maintenance goes a long way. Our real estate agents always treat HVAC systems like their cars -- even if they're working fine, regular maintenance and annual inspections are still necessary to keep things running. Read on to learn more about the importance of HVAC maintenance, the type of service your system needs, and the best times of year to get the work done.
The Importance of HVAC Service
We depend on our HVAC systems for comfort all year long. When they break, it can be a major inconvenience, and scheduling service during the busiest times of the year can be challenging. Regular maintenance not only helps prevent breakdowns but it also improves the efficiency of your appliances and extends their lifespan.
Regular maintenance is also important for safety. If your heating or cooling goes out during periods of extreme heat or cold, it can pose a safety risk, especially for kids, elderly adults, and pets. Also, when it comes to gas heaters, certain problems can lead to fire hazards of Carbon Monoxide exposure. Ensuring the system is regularly serviced can help lower the risk.
What Type Of Service Does My HVAC System Need?
On an annual basis, your heating and cooling systems should be inspected and tested. Your HVAC technician will run through a checklist to ensure all elements of the systems are working properly. HVAC systems can accumulate a lot of dirt and dust throughout the year, which can negatively impact the performance of the unit. A thorough cleaning should also be done annually, which can help improve the overall efficiency of the appliance and lower your utility bills.
When Should I Have My HVAC System Serviced?
Inspections, repairs, and cleanings should be done on an annual basis. The best time of year to service your HVAC system is prior to the start of the season you'll need it the most. For example, the owners of these St. Louis homes for sale often have their air conditioning units serviced in early spring, just before the hot Midwest summer sets in. You should also have your furnace serviced every fall before freezing temperatures arrive. Don't forget to also make sure you're changing both systems' air filters every few months on top of the annual service.
It's easy to forget about HVAC maintenance, but skipping it can lead to big problems. Make sure servicing is a part of your regular fall and spring home improvement checklist, and contact us today for more home maintenance tips.

You might think that you would have to travel far from the big city to experience the natural beauty that Missouri is known for, but there's plenty of nature to see without ever leaving St. Louis! Few scenes can match the majesty of a waterfall, and there are quite a few waterfalls – both natural and man-made – that you can experience near St. Louis homes for sale on a warm, sunny day. Our real estate agents have the details on 6 St. Louis waterfalls that you'll love to visit this summer.
Missouri Botanical Garden Waterfall – 4344 Shaw St., St. Louis, MO 63110
The Missouri Botanical Garden is one of the largest botanical gardens in the country, covering 75 acres in the heart of St. Louis. You can easily spend a full day or more exploring all of the sights, including the spectacular waterfall which pours down amid the natural beauty of the gardens. Summer is one of the best times of year to visit the Missouri Botanical Garden, with so many plants in full bloom.
Climatron Waterfall – 4344 Shaw St., St. Louis, MO 63110
Also located at the Missouri Botanical Garden you will find the Climatron Waterfall, which is so unique that it deserves its own entry on the list. That's because the Climatron where the waterfall is located is essentially its own part of the gardens, a half-acre, domed environment where more than 160,000 tropical plants flourish. So if you're making the trip to the Missouri Botanical Garden, set aside some time to see the waterfall and plants at this unique attraction.
Cascades at Forest Park – 5595 Grand Dr., St. Louis, MO 63112
Located within Forest Park, the Cascades waterfall was constructed nearly a century ago and still remains a popular attraction to this day. While this waterfall was built rather than formed by natural processes, it was created in a way that makes it feel like part of the park's natural scenery. The waterfall was originally constructed to replicate the World's Fair Cascades, which were once located on Art Hill.
Kiener Plaza Waterfall – 500 Chestnut St., St. Louis, MO 63101
Found between the Gateway Arch and the Gateway Mall, Kiener Plaza is a small city park covering just under two acres. The park features a very large waterfall, along with a beautiful fountain located nearby. Stop by during the summer holidays to see the flowing waters dyed with gorgeous colors to commemorate each special day.
St. Louis Zoo Waterfalls – 1 Government Dr., St. Louis, MO 63110
The St. Louis Zoo is actually home to three distinct waterfalls, spread throughout the zoo's habitats. You'll discover the first waterfall at the South Entrance on Government Drive. There are also two waterfalls located within the animal habitats, perfect for a family visit to the zoo. With more than 18,000 animals, the St. Louis Zoo offers plenty more to see after you've experienced the waterfalls.
Citygarden Waterfall – 801 Market St., St. Louis, MO 63101
Part park, part sculpture garden, Citygarden is a slice of natural beauty located in the heart of downtown St. Louis. In addition to the sculptures and fountains, Citygarden is home to a long, 6-foot tall waterfall that cascades down into a pool that is 180 feet long.

If you are a first-time homebuyer, one of the things you might be excited about is that you can have a yard big enough for a garden. Our real estate agents can help you find the perfect property where you can grow your own vegetables and work on a new hobby for years to come. Get started with these easy-to-grow plants perfect for the area's climate.
Bush Beans – Bush beans are probably the safest bet if you want to grow a vegetable that you can't mess up. Plant them. Keep the weeds away and watch them grow!
Corn - Corn, along with beans and squash, make up the three sisters of the garden. The corn creates the foundation for the beans to grow around, and the squash creates the base. When all three are cooked together, you have succotash.
Peas – Peas are exceptionally easy to grow but difficult to harvest. Since you can eat them right from the garden, you will often find children grabbing handfuls for a quick snack. Watch out for the adults too!
Cherry Tomatoes – Cherry tomatoes are almost as hard to harvest as your peas. Once you get a few on the vine, though, you can harvest them for a salad or as a garnish for one of your home-cooked meals.
Summer Squash – Summer squash is also extremely easy to grow and is known as one of the staples for many families who garden from year to year. You can find various types of squash growing at many St. Louis homes for sale.
Garlic – Garlic is similar to onions and will produce a strong odor as it matures. It is easy to grow and you can harvest it as you need it.
Cucumbers – Cucumbers look a lot like squash, but the plants have smaller leaves. Both squash and cucumbers grow quickly once they begin to appear on the vine. Harvest them when they are mid-size for the best texture and taste.
Radishes – Radishes grow very fast. You may be able to plant and harvest twice during the summer months if they don't get too hot.
Leafy Vegetables – Leafy vegetables like lettuce and kale are easy to grow and will provide you with everything you need for a tasty summer salad.
Garden Herbs - No garden is complete without a little flavor. Many herbs are easily grown in your garden or in small pots in your kitchen. Rosemary, oregano, basil, parsley, and thyme can all be grown in your garden and harvested fresh whenever you need them.
Besides picking out the right plants to grow in your first garden, you also have to keep in mind how you'll keep pests away from your sprouting plants. In our corner of Missouri, rabbits, squirrels, and even deer are known to cause havoc in some gardens. Luckily, there are a couple of ways you can keep them at bay and protect your garden.
If you're ready to dive into gardening and are looking for the perfect home, contact us today. We can help you find a yard perfect for your gardening goals.

Our real estate agents missed a lot of things in 2020, but few losses were felt more deeply than missing live music from the St. Louis Symphony Orchestra. We were overjoyed to learn that the orchestra was returning for the 2021-22 season.
If you're new to St. Louis—or have simply never had an opportunity to watch the St. Louis Symphony Orchestra perform in person—it's an experience you simply must-have. The winter months are the perfect time to see a concert, so let's take a moment to get to know the SLSO.
History of the St. Louis Symphony
The St. Louis Symphony traces its roots back to the founding of the St. Louis Choral Society in 1880. The St. Louis Choral Society merged with the St. Louis Musical Union 10 years later, forming what would eventually become the St. Louis Symphony Orchestra.
With a history that can now be traced back more than 140 years, the St. Louis Symphony Orchestra is the second-oldest orchestra in America. In that time, the SLSO has made more than 100 recordings resulting in 60 Grammy Award nominations and nine wins. It has earned a reputation as one of America's finest orchestras.
Meet Your Musical Director
The SLSO has a long and storied history of accomplished musical directors, beginning with Joseph Otten, who served in that role from 1880 to 1894. The latest, Stéphane Denève, who now guides the orchestra into its 142nd season, is no exception.
Stéphane Denève served as a guest conductor with the SLSO eight times before joining as a full-time musical director. Born in France, Denève also serves as musical director of the Brussels Philharmonic and shares his time between the two cities.
Spectacular Powell Hall
The St. Louis Symphony Orchestra first performed at Mercantile Library Hall, and later moved around to various venues throughout the city, including the St. Louis Grand Exposition Hall. It found its permanent residence in Powell Hall beginning in 1967.
Located just minutes away from these St. Louis homes for sale, Powell Hall is a resplendent theater with stunning architecture and state-of-the-art sound. The 2,689-seat hall was originally constructed in 1925 and served as a theater for Vaudeville shows and silent movies in its early years.
There's a lot to look forward to from the SLSO this year! In addition to resuming its regular schedule this season, the orchestra will also be picking up its Movie Magic series, in which the musicians perform a classic film score while the original movie is projected as a backdrop.
Check out the full calendar of upcoming events on the SLSO website, and get your tickets now to these exciting performances this winter:

Here's what you need to know about appliance upgrades that can boost the value of your home:
One of the reasons our real estate agents love St. Louis so much is all the wonderful local events. It seems that any time of year, from spring to winter, there's a fun celebration to attend. If you're a film lover — or even someone who just enjoys the occasional movie — then the 30th Annual Whitaker St. Louis International Film Festival is an upcoming event you won't want to miss.
The St. Louis International Film Festival (SLIFF) was founded in 1992 and has been held every year since. The founders intended the festival to promote and present new and interesting films in order to preserve movie-making as an art.
The first few St. Louis International Film Festivals were held in April, but in 1995, the event moved to November. In 1998, the festival grew large enough for its headquarters to move to the Central West End. Well-known films featured over the years include Kinsey, which was screened in 2004, and Up in the Air, featured in 2009.
This year, the St. Louis International Film Festival is scheduled for November 4th - 21st, 2021. Screenings will take place at various locations on the following dates and times.
In addition to screening this year's featured films, the festival will also host the screening of several films released in 1971. You can catch these Golden Anniversary screenings at the St. Louis Public Library's Auditorium on weekend afternoons.
You can see a list of the films featured in this year's festival on the event website. Tickets and passes will also be available through the website.
Various awards will be given throughout the St. Louis International Film Festival. These include awards for the Best Documentary Short and the Best Short Short. There will also be an award for Best Live Action Short and another for Best Animated Short.

What Is a VA Loan?
Before reviewing the changes, it's helpful to clarify what constitutes a VA loan and how it differs from other mortgages. First of all, only active service members, veterans, and eligible surviving spouses can apply for a VA loan.
